Quick Answer
Consumer, Building and Occupational Services (CBOS) publishes Tasmania's renting process. The Residential Tenancy Commissioner administers bond and specified dispute functions.
An ordinary residential tenancy can be written, verbal or partly both. Confirm coverage first, because subleases, some owner-occupied room arrangements and short holiday accommodation can fall outside the ordinary process.
Agreement And Coverage
A written lease gives both sides the clearest record. When there is one, the owner must give the tenant a copy within 14 days. The CBOS lease guidance explains what applies.
Before paying or sending sensitive documents, verify the address, owner or agent and application channel. Use Moving to Hobart to test the address against work, transport and services, and Renting in Australia for national accommodation choices and scam precautions.
Bond And Condition Report
A bond is capped at four weeks' rent and is lodged through MyBond for the Rental Deposit Authority. The property owner must not receive the bond directly. The owner or agent begins the transaction, and the tenant pays through the method on the MyBond lodgement page. An agent who receives payment must lodge it within 10 working days.
If a bond is required, the owner must provide two signed copies of the condition report at or before the start of the tenancy. The tenant has two days to add changes, sign and return one copy. Keep the other copy and dated images. If no report is provided, prepare a condition record and retain the evidence. Follow the Tasmanian condition-report process.
Repairs
Report repairs promptly and in writing, with photos and access details where useful. Emergency repairs must be addressed as soon as practicable after the owner is notified.
The CBOS emergency-repairs process starts with the nominated repairer. If there is none or that person is unavailable, a suitably qualified repairer may be used only within the official conditions. Keep the invoice and evidence for the reimbursement route.
For an unresolved non-emergency repair, use the written notice and Residential Tenancy Commissioner or court route described by CBOS. Do not withhold rent or deduct a repair cost without a lawful basis.
Bond Disputes And Escalation
Use MyBond for the end-of-tenancy bond claim. If the claim is disputed, each side must provide evidence within 10 working days for the Commissioner's determination. The bond-dispute process explains that step.
A party challenging the determination has seven days to appeal to the Magistrates Court under the appeal process. Keep the lease, condition reports, photos, rent records, notices and correspondence.
Boarding, lodging, rooming, subletting and other excluded arrangements need the relevant CBOS coverage route rather than the standard lease, MyBond and repair sequence.
The Rental Application Readiness Checker can identify preparation gaps, and Tasmania Guides connects the tenancy to the wider move.
